Know your Construction Costs via Construction Estimating Software

When building your own home, there are two things you need to consider and balance - your budget and the features you wish to include in your new home. There should be a compromise between the two if you are to see your project to its successful end.

Without first establishing your budget and managing your costs, your self-build dream home might just turn into a nightmare that is a seemingly bottomless pit that sucks in all your available finances. If you want to actually see the completion of your own home, you need to estimate how much it will cost and work with your architect and builder to manage that budget. Fortunately, there are a number of construction estimation software tools that are freely available and can help you determine how much the whole product is going to cost.

Surf the internet and search for "construction estimating software". This will yield plenty of online cost calculators. These calculators will provide a detailed breakdown of all construction costs, based on location, home size and features. The degree of detail is fairly precise, as it makes use of property style, zip code and square footage to provide you with a practical and realistic estimate of how much the project will cost.

Now, construction estimating software is only half of the picture. To further cut down on costs or to add other features without greatly increasing costs, you will have to learn to compromise. This is where you will need to work with a good architect and builder. They can help you think of alternatives that will help reduce your total cost. For example, a slight difference in the pitch of the roof used will make an enormous impact on your total cost.

When negotiating with your builder, you can use construction estimating software to highlight the areas where you can negotiate on the price. You can use the estimates you get from the online calculators with quotes and estimates from different builders. You can compare these and use them as bases for negotiation.

You do not do cost estimation once. You need to do this at varying stages of construction because once you start on the project, you will still need ensure that the costs stick to the budget. This will definitely be a big headache. As you continue with the construction, you should run a construction cost estimate to help you manage costs and plan for changes in the design before it is way too late. The earlier you identify the changes that are needed, the more you are able to avoid additional expenses incurred by reworking work that has already been finished.

Of course, you should always take note that an estimate is just a ball park figure. A reserve fund will come in handy when you experiences unexpected changes in labor and materials costs. A decrease in these costs will be good, but you must also be prepared for cost increases.

Construction estimating software is free and easy to use, but remember it is no substitute for diligently going through your construction budget, line-by-line if necessary, and ensuring your dream home becomes a reality.
